Departmental Summary

Design & Setup Department is in charge of the diligence, design and build 91springboard spaces, which sits at the core of the business.

The team is responsible for creating happy, fun, lively and super-efficient co-working spaces for our members. The team is continuously developing new ideas to meet the ever-evolving needs of a coworking community. This team is responsible for end to end creation of the spaces from conceptualization to construction and eventual hand over to the community

About the Role

Our spaces are at the core of our business, ensuring customer focused environment, attractive and at an economical price. We often customize our existing space according to our member need. This requires you to encourage people to see their new coworking space in a different way.

We would also like to keep up with the changing market and upgrade the existing infrastructure (Hubs) wherever required. You will be responsible for managing and executing all the customization and revamps of our existing fit-outs. The role supports the development of design, budgeting, and coordination to ensure a customer sees his next office as a coworking space at 91springboard.

As a member of the Space Infra team, the successful candidate will work with Internal & External teams to ensure consistent standards and best practices among projects.

Competencies

Site Due Diligence

Project Managers are expected to participate in the capture of site conditions You will coordinate with an internal team of Designers, external vendors, and contractors to ensure that conditions are captured on a regular basis (using our internal systems).

Constructability Analysis

Project Managers are expected to facilitate the review of the project scope to ensure an acceptable level of coordination is achieved before the commencement of construction. The analysis includes a thorough understanding of construction documentation, responding to requests for information (RFIs), and reviewing submittals.

Site Logistics

Project Managers are expected to coordinate the delivery of project scope that is directly procured by 91springboard. You will work directly with our Procurement/Sourcing team to leverage our vendor network and coordinate delivery of the identified scope.

Visual Scheduling

Project Managers are expected to participate in the generation of project schedules, whether Gantt chart or model-based 4D sequencing. During the course of construction, you will co-manage the implementation of the Last Planner system for projects to drive schedule, safety, and quality with our zonal trade partners

Safety & Quality

Project Managers are expected to perform regular construction site visits and provide an assessment of our trade to ensure a safe construction site (compliant with any local laws or regulations governing workplace hazards), timely delivery, and quality workmanship. You will provide feedback on market considerations (including material specification and selection) to ensure a high-quality finished product.

Cost Trending

Project Managers are expected to participate in the Bidding/Tender process, to provide feedback on market considerations (including construction labor and contractor experience). Project Managers will evaluate payment authorizations, potential change orders, and additional scope requests throughout the course of construction. They are responsible for budget utilization and cost trending w.r.t approved budget at the regular interval of the project.

Handover

Project Manager is expected to assist in the delivery of a fully-commissioned, substantially complete, and clean 91springboard Product to our HUB team. You will work closely with an external and internal team of Specialists to ensure that a smooth handover is achieved and documented.

Closeout

Project Managers are expected to assist in the final closeout of completed projects. You will ensure receipt of the necessary financial, regulatory, and building utility documentation for use by other departments. During the Closeout period, Project Managers are also expected to provide support to the Community as buildings become fully operational.

Responsibilities:

• Be a leader of the internal project execution team, front-ending the Members/Hub teams converting their requirements into concise actionable project brief and schedule, working closely with Design Managers and Project Managers.

• Developing unified processes and timelines to integrate IT, infrastructure, design, and sales for a customized space

• Review and advise on constructability and coordination from the beginning of each project, considering both construction and the overall life of each project.

• Advise during pre-construction and support cost estimating and bidding processes.

• Analytically consider critical path decisions and construction methods to maintain schedule, budget, safety, and quality.
