    Job Purpose:

    The Design Manager is responsible for overseeing the entire design process, in line with Techspace’s vision to create flexible office space, events spaces and meeting rooms for forward-thinking pioneering technology teams to work at their best. The role will work closely with key stakeholders across the business, including the Leadership Team, which will be intrinsic to the creation of the spaces.

    Key tasks:

  • Working with the Programme Manager, fit-out contractors and designers to manage Cat A and Cat B fit-out, as appropriate, across London, Berlin and future cities.
  • In collaboration with the Marketing Director to develop our brand, you will be responsible for creating and delivering the brand experience in the built environment.
  • Strategic oversight of company standards and audits to maintain high levels of compliance across the entire product portfolio.
  • Analyse market research, and feedback from customers and the internal team to create more effective designs to fit into Techspace’s vision, brand, and business needs.
  • Provide thought-leadership to the wider market on Techspace’s current and future design strategy and on the wider design trends within the flexible workspace sector
  • Conceptualise design projects and develop creative concepts based on specific needs.
  • Develop strategic plans for design projects, determining scope, duration and budget.
  • Together with the Programme Manager, provide strategic oversight of supply chain management.
  • Build, nurture and foster new relationships with architectural suppliers.
  • Support, through outsourced suppliers, Techspace’s ESG strategy.
  • Develop and manage the design process for all new Techspace developments.
  • Manage the design and development of space plans, visualisations and drawing packages.
  • Establish and manage relationships with outsourced FF&E suppliers.
  • Work with pre-determined outsourced suppliers to collate and design FF&E packs for all new developments.
  • Provide insight and input as we build the design function into a scalable model for international rollout.
  • Select, manage and appoint consultants to ensure that they perform in line with the agreed scope of services and in line with our design standards across the UK and Europe.
  • Manage the production of concepts to capture intent, look and sentiment for all projects (small works and new development).
  • Identify and select products and vet suppliers that meet brand standards and budgets.
  • Supervise the production of drawings and documents, and oversee design quality control on all projects.
  • Meet with stakeholders to determine what they want from their projects and what specific design elements they may wish to incorporate.
  • Establish and manage quality controls for building handover to the Operations team.
  • Cost estimates, tracking and budgeting with the Programme Manager.
  • Have strategic oversight of our in-house BIM and Design Guidance Manual.
  • Lead and manage the Space Planner/Technical Designer.

  • Develop and set architectural brand standards and ensure compliance across all projects.
  • Support Techspace’s ESG strategy.
  • Deliver detailed design packages for new building developments.
  • Ensure the production of space plans that meet Techspace’s standards for new building prospects and Upgrades / Customisations.
  • Work within project budgets and standards to deliver new building developments.
